Moving to Lake County, Florida
Lake County sits northwest of Orlando and covers more ground than most people expect. The towns around the Harris Chain of Lakes, like Mount Dora, Eustis, Tavares and Leesburg, are set up differently from Clermont and the rest of South Lake County. The rural areas to the north and east are different again.
If you’re moving here from out of the area, the most useful early step is figuring out which part of the county fits how you’ll actually live. That means where you’ll drive, whether you want to keep a boat at home, and what kind of community and home you want. How Lake County Is Laid Out
The easiest way to understand Lake County is to think of it in three parts. The lines aren’t official, but they match how people actually get around.
Central Lake County and the Harris Chain
Mount Dora, Eustis, Tavares and Leesburg sit around the Harris Chain of Lakes, along with smaller towns like Fruitland Park, Lady Lake, Howey-in-the-Hills and Astatula. Each of the four larger towns has its own downtown near the water.
US 441 connects most of these towns and continues southeast toward Apopka and Orlando. The Wekiva Parkway (SR 429), fully completed in January 2024, gives the Mount Dora and Sorrento side of the county a toll road route toward Apopka and east to I-4 and SR 417 near Sanford. To the northwest, Lady Lake and Fruitland Park border The Villages, which extends into Lake County.
South Lake County
Clermont, Minneola, Groveland, Mascotte and Montverde make up South Lake. The land is hillier, the lakes belong to the Clermont Chain rather than the Harris Chain, and much of the county’s newer master planned development is here.
Florida’s Turnpike has an interchange in Minneola, SR 50 runs east into west Orange County, and US 27 runs north and south through the area. For many South Lake addresses, the practical question is how the drive east works at the times you would actually make it.
North and East Lake County
Umatilla, Altoona, Paisley and Astor sit toward the Ocala National Forest. The Sorrento and Mount Plymouth area sits east of Mount Dora near the Wekiva Parkway.
This part of the county has more acreage, more rural roads and more homes outside city limits, which usually means a well and septic system instead of city utilities. Drives to shopping, medical care and Orlando are longer.

Clermont
Lake Minneola and the Clermont Chain, hilly terrain, and a large share of South Lake’s newer construction.

Mailing Address Versus City Limits
Lake County has 14 incorporated cities and towns: Astatula, Clermont, Eustis, Fruitland Park, Groveland, Howey-in-the-Hills, Lady Lake, Leesburg, Mascotte, Minneola, Montverde, Mount Dora, Tavares and Umatilla.
Many homes with a Mount Dora, Eustis, Leesburg or Clermont mailing address are actually in unincorporated Lake County. That can change several things you’d care about:
- Property taxes, since city taxes only apply inside city limits
- Whether the home is on city water and sewer or a well and septic system
- Trash service, code enforcement and which local rules apply
- Future annexation or development nearby
I would check the property record rather than rely on the city name in the listing. The Lake County zip codes guide is also useful here, because zip codes cross city lines.
Lake County Waterfront: Which Water Is Which
Being on a lake in Lake County can mean very different things. The county has two main lake systems, and they don’t connect by boat.
The Harris Chain of Lakes
Runs through Leesburg, Tavares, Eustis and Mount Dora. State agencies list its main lakes as Harris (including Little Lake Harris), Griffin, Eustis, Dora, Beauclair, Carlton, Apopka and Yale.
Canals and creeks such as the Dead River, the Dora Canal and Haines Creek link most of the chain, so a boat launched in Mount Dora can reach Tavares, Eustis and Leesburg by water. Lake Yale is the exception. It is not connected to the rest of the chain by a navigable waterway.
The Clermont Chain of Lakes
A separate system in South Lake. Its largest lakes are Lake Louisa, Lake Minnehaha and Lake Minneola, connected by the Palatlakaha River and short channels.
The Clermont Chain is not a boating route onto the Harris Chain. If boating between Mount Dora, Tavares and Leesburg matters to you, that points your search toward central Lake County.
Beyond the two chains, there are hundreds of smaller standalone lakes, canal lots, water view homes and stormwater ponds. All of them can show up as “waterfront” in a search. When I compare waterfront homes with buyers, I separate direct frontage on a navigable lake, canal access, water views without dock rights, small standalone lakes and ponds, because they are very different purchases.

Where Should You Live in Lake County?
There isn’t one best part of Lake County. It depends on what you need your location to do. These are the starting points I use with buyers who are new to the area.
A regular drive toward Orlando or Sanford
Compare South Lake near the Turnpike and SR 50 with the Mount Dora and Sorrento area near the Wekiva Parkway. Before deciding, drive the route at the time of day you would actually make it.
Keeping a boat at home
Focus on navigable frontage or canal access on the Harris Chain, or on the main lakes of the Clermont Chain. Confirm dock rights and permitting before you get attached to a house.
An age-restricted 55+ community
Options range from single family homes to villas and manufactured homes, with different ownership structures and HOA inclusions.
Newer construction
Active new construction is spread across the county, with a large share in South Lake and around Leesburg, Tavares and Mount Dora.
Close to a historic downtown
Mount Dora, Eustis, Tavares, Leesburg and Clermont each have established neighborhoods near their downtowns, with older homes and smaller lots.
Gated, golf or lower maintenance
These categories cross town lines, so it helps to compare them countywide first.
If you want room to spread out, the north and east side of the county and the areas outside city limits are where most larger properties are. The communities guide covers those areas too.

These are the things that most often surprise buyers moving here from another state.
The tax bill on the listing probably won’t be yours
Florida caps how much the assessed value of a homesteaded home can rise each year, and that cap resets when the home sells. A long-time owner’s tax bill can be much lower than what a new buyer will pay. Read why the property taxes on a listing may not be what you’ll pay and how property taxes work in Lake County.
Homestead exemption timing
If the home will be your permanent residence, you apply for homestead with the Lake County Property Appraiser. You must own the home and live in it as your permanent residence on January 1, and the filing deadline is March 1. The Property Appraiser lists the 2026 exemption as reducing assessed value by up to $51,411.
As of September 2026: A proposed constitutional amendment on the November 3, 2026 ballot (Amendment 3) would raise the non-school homestead exemption beginning in 2027. It also includes timing rules tied to when someone establishes Florida residency. If you are planning a move, check the result and how it applies to your timing after the election.
Insurance and flood zones
Get an insurance quote early in your inspection period, not at the end. The roof’s age, wind mitigation features and the flood zone all affect the price. You can look up a property’s designated flood zone on FEMA’s flood map service. Being near a lake doesn’t automatically put a home in a high-risk zone, and being outside one doesn’t mean there’s no risk.
HOA fees and CDD assessments
Many newer master planned communities are inside a Community Development District. The CDD assessment appears on the property tax bill, separate from any HOA fee. Ask for both numbers and for what the HOA actually covers.
City utilities, well or septic
Homes inside city limits are often on city water and sewer. Many homes in unincorporated areas use a well, a septic system or both. Parts of the region fall within springs protection areas, where newer rules require nitrogen reducing septic systems in certain situations. A septic inspection is worth the cost.
Storm preparation

Schools
Lake County Schools is the public school district for the entire county, and school assignment is based on a home’s address. Check current assignments directly with Lake County Schools.
Hospitals in Lake County
Lake County has four hospitals spread across the county:
- AdventHealth Waterman in Tavares
- UF Health Leesburg Hospital in Leesburg
- Orlando Health South Lake Hospital in Clermont
- AdventHealth Minneola, which opened in December 2025 at the Florida’s Turnpike interchange in Minneola
Larger Orlando hospitals are also within reach from most of the county, although drive times vary a lot depending on where you live.

Is all of Lake County on the Harris Chain of Lakes?
No. The Harris Chain runs through the central part of the county around Leesburg, Tavares, Eustis and Mount Dora. Clermont and South Lake sit on the separate Clermont Chain of Lakes, and many other lakes in the county aren’t connected to either chain.
When do I need to live in my home to get the homestead exemption?
You must own the home and occupy it as your permanent residence on January 1, then apply with the Lake County Property Appraiser by March 1 of that year. If you move in after January 1, you can pre-file for the following year.
Where should I start if I don’t know the area yet?
