Condo, Villa or Townhome: What’s the Difference?

These three words get used loosely in listings. Here is the practical difference.

Condos

A condominium is a legal form of ownership. You generally own your individual unit plus a shared interest in the common elements, such as the building, grounds and amenities. Exactly what you own and what you maintain is spelled out in the condominium documents.

Villas

“Villa” usually describes a housing style, not a single ownership type. A villa might be condominium ownership, fee simple ownership with an HOA, or another structure. Two villa communities next to each other can be set up very differently.

Townhomes

Attached townhomes can be fee simple, where you own the home and the land under it, or condominium ownership. Some newer Lake County communities market “townhome style condominiums,” which look like townhomes but are legally condos.

The legal ownership structure matters more than the marketing label.

Some Lake County condo and villa communities are age restricted, including Hillhouse, Park South, Villa Dora and Southern Oaks in Mount Dora, and Shantiniketan and Summit Chase Villas in Tavares. Sullivan Ranch in Mount Dora has a 55+ villa section inside a larger community that is not age restricted.

What to Compare Before Buying a Condo or Villa

Two listings with similar prices can come with very different monthly costs and responsibilities. These are the things I would line up side by side.

Association fees

Confirm the current fee and exactly what it covers. Water, cable, internet, trash, pest control and insurance are all handled differently from one community to the next.

Exterior maintenance

Verify whether the association maintains the roof, exterior walls, paint, landscaping and irrigation, or whether some of that falls to the owner.

Insurance responsibilities

Condo and villa insurance structures can differ significantly. Find out what the association policy covers and what your own policy will need to cover.

Reserves and assessments

Review the association budget, reserve funding and any pending or recently approved special assessments.

Ownership structure

Confirm whether the property is condominium, fee simple, cooperative or another type of ownership. It affects financing, insurance and what you actually own.

Age restrictions

Verify whether the community is 55+ or open to all ages, and what the occupancy rules say.

Rental restrictions

Review the current leasing rules, including minimum lease terms, waiting periods and any cap on the number of rented units.

Pet rules

Confirm pet limits and restrictions directly from the governing documents rather than the listing.

Parking and storage

Check garage or carport assignments, guest parking, and whether RVs, boats, trailers or work vehicles are allowed.

Amenities

Do not assume a pool, clubhouse or lake access comes with every unit because a community advertises it. Confirm what you have access to and what it costs.

Documents Worth Reviewing Before You Buy

  • Declaration of condominium or covenants
  • Bylaws
  • Rules and regulations
  • Current association budget
  • Reserve schedule or reserve study
  • Recent board meeting minutes
  • Association insurance information
  • Any pending or approved special assessments
  • A breakdown of owner versus association maintenance responsibilities

Before purchasing, I would want to understand what the association is responsible for, what the owner is responsible for, and whether there are any pending expenses that could affect the property.

Florida now requires milestone structural inspections and structural integrity reserve studies for many condo buildings three habitable stories or taller. If you are looking at one of those buildings, ask for the most recent reports.

Condos & Villas Near the Water

Some Lake County condo communities sit on or near a lake, but “lake” in a listing can mean several different things. These are the distinctions I would sort out first.

Direct lakefront

The building or community sits on the shoreline. That still does not guarantee a dock or boat slip for each unit.

Community lake access

Owners share a dock, ramp or waterfront area. Ask about slip availability, waiting lists and fees.

Water view

You can see the water from the unit or grounds, but there is no private or community access.

Nearby public access

The closest way onto the water is a public ramp or park, which several Lake County cities have near their downtowns.

Condo or Villa vs. Single Family Home

Neither option is better across the board. It depends on how much control you want and how much upkeep you want to handle yourself.

  • Less exterior maintenance in communities where the association handles it
  • Shared amenities such as a pool or clubhouse
  • A smaller yard or no yard to keep up

What to weigh

  • Monthly association fees on top of your mortgage, taxes and insurance
  • How insurance is split between the association and the owner
  • Shared decisions on maintenance, budgets and projects
  • Rules on rentals, pets, parking and exterior changes
  • Reserve funding and the possibility of special assessments
