Living Near Downtown Mount Dora

For some buyers, “Mount Dora” really means being close to downtown. This area tends to have the greatest concentration of older and historic architecture, along with mature landscaping and streets developed long before the newer subdivisions on the outskirts of town.

Homes can vary dramatically even within a few blocks, from smaller cottages and bungalows to larger historic and custom homes.

Being close to downtown may also put restaurants, shops, parks and major events nearby, although exact walkability depends on the property's location.

Sylvan Shores is an established area near Lake Gertrude with a mix of older homes, cottages and larger properties. Some homes have direct waterfront or lake views while others sit along established residential streets nearby.

If community amenities, newer housing or a more planned neighborhood setting are priorities, Mount Dora has several options outside the historic core.

Sullivan Ranch

Gated + Master-Planned

Sullivan Ranch includes several different residential sections, including detached single-family homes, all-ages villas and a 55+ villa section. Community amenities include a clubhouse, pool, trails, dog park and other recreation facilities.

Because the housing options within Sullivan Ranch differ, it is worth looking at the specific section rather than treating the entire community as one type of property.

Stoneybrook Hills

Gated + Amenities

Stoneybrook Hills is a large gated community with single-family homes and a central amenity complex that includes a clubhouse, fitness center, pool, recreational courts and other common facilities.

Its location near US 441 provides access to shopping and major roads without being directly in downtown Mount Dora.

Golf Community

The Country Club of Mount Dora is an established golf community with villas and single-family homes arranged around the golf course and surrounding residential streets.

Different sections of the community can have different home styles, maintenance arrangements and association costs.

55+ + Gated

Lakes of Mount Dora is a gated 55+ community with a large amenity package that includes a clubhouse, pool, fitness facilities, pickleball and tennis courts, trails and community waterways.

Waterfront Neighborhoods & Areas

Waterfront searches in Mount Dora require a little more nuance than simply checking the “waterfront” box.

Harris Chain vs. Smaller Lakes

A home may be directly on the Harris Chain of Lakes, located on another lake such as Lake Gertrude, positioned along a canal or simply be part of a community built around internal waterways.

Those differences matter if boating is part of what you want from the property.

How Do You Choose the Right Part of Mount Dora?

Instead of starting with a neighborhood name, it usually makes more sense to start with the features that matter to you.

If Downtown Is the Priority

Focus on location first. Decide how close you really want to be to shops, restaurants, parks and events, then compare the older neighborhoods surrounding the downtown core.

If Amenities Matter

Look more closely at planned and gated communities, then compare exactly what the HOA includes rather than assuming similar communities offer the same amenities.

If You Want Waterfront

Start with how you intend to use the water. Boating on the Harris Chain creates a very different search from simply wanting a peaceful lake view.

If You Want Less Maintenance

Villas, HOA-maintained properties and certain 55+ communities may offer different levels of exterior or lawn maintenance. Compare exactly what is included in the fee.

If Orlando Access Matters

Your exact location within Mount Dora can affect the drive, so consider your regular route as part of the home search rather than focusing only on the home's features.

There is not one particularly useful Mount Dora neighborhood price because the housing is so varied. A smaller older home near downtown, a house in a gated community, a golf-course property and a waterfront home can sit in very different price ranges.

For that reason, it is more useful to look at current listings and recent comparable sales in the specific community or property type you are considering rather than relying on a citywide average.
