January 2024 Stellar MLS Residential Market Update – This summary provides an overview of residential property listings within the Stellar MLS coverage region for January 2024.
Important Update: To provide a more stable view of sale prices amidst fluctuating unit sales and diverse property values, the sales price metric in the PRAR statistics has shifted from an average to a median basis.
Key Highlights for the Stellar MLS Florida Area Include:
New Listings saw a significant jump, rising 57% from the previous month and showing a 20% increase compared to the same period last year. Meanwhile, the Active Listings inventory grew by 8% over the previous month and marked a 29% rise from the previous year.
The number of properties sold experienced an 18% decline from the previous month, yet it reflects a 4% increase on a year-over-year basis. The inventory saw a 29% expansion in the same timeframe.
Total Sales Volume witnessed a 20% reduction month-over-month, however, it enjoyed a 10% growth compared to last year.
The Average Days on Market metric has seen an uptick both month-over-month and year-over-year, indicating a longer duration before sales.
